Construction of Metro D and development of its surroundings
Construction of the D Metro is finally underway, with plans to transform the area around each station. It's not just about the metro itself but also the development of the neighbourhoods along its route. The areas around Nádraží Krč and Krč Hospital will get a whole new look, while Libuše and Nové Dvory will see the creation of entire new districts. The first metro line to Písnice is expected to open in 2029, providing a huge boost to Prague's development.
"The metro is a crucial element for the city. It is more than just a means of transport - it is the basis for creating a city of short distances where everything you need is at your fingertips. The new stations will create opportunities for the development of housing, services, parks and schools that will fundamentally improve the quality of life for residents," says Filip Veselý of MORITZ & BAKER. "Such investments only make sense if the development includes the area around the stations, not just the metro itself".
Planning new neighbourhoods has been difficult, mainly because of complex property rights. "It is important that new neighbourhoods are not just buildings. We want them to have space for public spaces, schools, parks and everything people need to live comfortably," said Veselý.
Metro D will play a key role in solving Prague's housing crisis. It will create more than 6,000 new homes, some of which will be used for affordable housing. New parks, schools, squares and quality public spaces in these locations will bring residents greater comfort and better connections to the city centre. "This change will lead to an overall improvement in the quality of life in the southern part of Prague," concludes Veselý of MORITZ & BAKER.
The projects around the new metro stations are not just about infrastructure but a comprehensive approach to the city's development. "I believe that creating new districts will not only bring new living space, but also quality public facilities and services for the local community."
